Tips For Selling FSBO
Tips:
- Be a Pretend Buyer for a weekend. You will find out what your competition is. It certainly will not take you long to size up the current market and where your property fits in.
- Prepare your home to “Show Well”. Homes that Show Well, sell quickly.
- The Longer your home is on the Market the more likely you will eventually reduce your sales price to achieve a sale.
- Buyers are automatically attracted to homes that offer Owner Financing.
- Normally Owner Sellers have too many pieces of furniture in their home. Remove as much as you can to allow the potential buyer the opportunity to imagine their furnishings in your home.
- When it comes to attracting, showing and working with buyers, understand their needs.
- There are some minor things that you can do to fix up your home that will push it’s perceived value up. They usually area inexpensive and can normally be done by you.
- Be careful not to over build. Some home owners think that by enclosing this or, enlarging this room that they will raise their properties value. Be careful, some improvements will only give you a .50 cents on the dollar improvement.
- Be willing to work with Real Estate Agents that work with buyers. They have 95% of the available prospects. Even if you don’t want to work with them, at least hang a sign rider on your FSBO sign that says, “Agents Welcome”. That way they won’t bad mouth your home as they drive by on their way to another property.
- Establish a relationship with the professionals that will be required in the sales and closing process. You may need a Loan Officer to review certain buyers to ensure that they really are qualified.
